The proposal by virtue of its siting, size and bulk would detract from the setting of the Listed Building and the character and visual amenity of the wider streetscene. The proposal is therefore contrary to PPG15 (Planning and The Historic Environment), policies CC6 and BE6 of the South East Plan 2009 and policies CP13 and CP24 of the Tonbridge and Malling Borough Core Strategy 2007.

REFUSED for the following reason:

No 65 Annetts Hall is a family dwelling and the proposal by reason of siting of the new dwelling, subdivision of the plot and additional requirements for onsite parking would result in a cramped overdevelopment of the site overall including a significant reduction of amenity area for the host dwelling. The proposal is therefore contrary to Policy CP24 of the Tonbridge and Malling Borough Core Strategy 2007.

(A) application TM/09/00859/AT be

APPROVED subject to the following conditions:

1. This consent shall expire at the end of a period of five years from the date of consent.
Reason: In pursuance of Regulation 14 of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
2. Any advertisements displayed, and any land used for the display of advertisements, shall be maintained in a clean and tidy condition to the reasonable satisfaction of the Local Planning Authority.
Reason: In pursuance of Regulation 14 of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
3. Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a safe condition.
