Councillors Balcombe and Mrs Bellamy both declared a Disclosable Pecuniary Interest in TM/13/00918/FL on the grounds that they lived in close proximity to the application site and withdrew from the meeting during consideration of this item.

RESOLVED: That the application be

APPROVED in accordance with the conditions, reasons and informatives set out in the report of the Director of Planning, Housing and Environmental Health, subject to the following:

6. The building shall not be occupied nor the use commenced until the drainage works have been completed in accordance with the approved plans and those works shall thereafter be permanently retained.

Reason: In the interests of pollution prevention.

7. The Managers flat hereby approved shall only be occupied by persons employed in the Public House or a dependant of such a person residing with him or her.

Reason: In order to protect the amenities of the occupiers of the residential accommodation, given the close physical and functional juxtaposition of that accommodation and the commercial premises.

8. The external lighting shall be installed in full accordance with the scheme detailed on drawing no. 298-55-PE01 Rev. A and no other lighting shall be installed without the prior approval of the Local Planning Authority.

Reason: In the interest of the amenity of the area in accordance with policy CP24 of the Tonbridge and Malling Borough Core Strategy 2007 and policy SQ1 of the Managing Development and the Environment DPD 2010.
